Have you ever had a water leak from a shower that caused the floor joists to be damaged and become extremely moldy?  One of Caliber Construction's customers thought that the water damage on their drywall was coming from the exterior siding due to rain storms.  As Ron investigated the source of the leak he was able to determine that it was not due to rain but the shower/bathtub right above this room was the cause of the water damage.  The leak was due to the tile in the walk-in shower and around the bathtub not being sealed correctly.  It appears that this leak had been happening over the last few years.  Always make sure you use a high quality and experienced tile installer for your remodeling projects or new construction.

If you see any type of water damage anywhere in your house it is important to find the source of the leak as soon as possible so you do not have this type of damage and mold build up in your home. Recently, Caliber Construction was asked by a customer to help diagnose why their roof kept leaking. Upon closer inspection, Ron, found that an old gas pipeline, once used by the barbeque on the roof-top deck, had a broken seal at the point where it penetrated the roofs membrane.

Watch as Ron properly caps the live gas line, which is no longer needed, and patches the roof membrane to prevent the roof from leaking and causing any further water damage to the house.

CAUTION: Working with a live gas line can be dangerous and you should seek the help of a professional to avoid injury or even death. Make sure to take all the necessary precautions and safety measures.

Christmas is right around the corner.  December can be a very busy and stressful time of the year.

The holidays are not an enjoyable time to be building a house, although, it can be a memorable experience. When the holidays come around, you will remember the certain feeling you had while building during this time of year, and I hope they will be good memories.

I know this is a lot easier said then done. All my clients who started during the summer want to be in by Christmas. The problem is, so does everyone else who is building, remodeling, or upgrading their house.

Every subcontractor who is to finish on the tail-end of a project is swamped with angry people who want their project done immediately.

The following is a list of ideas to help make the holidays more enjoyable and to help get subcontractors there when you need them:

• The first thing to remember is, if you do not get in by Christmas, it is not the end of the world
  
  
• Schedule subs as early as reasonable, about one month out (this blog post is a little late for 2011 projects). You may want your consultant to print you a new schedule and tighten up the dates. Also, talk to your consultant about when certain things can be done earlier than the schedule says
  
  
• Call the building department and ask them if they  Temporary Occupancy Certificates. This means you can move in after your final inspection even though you have
  
  
• corrections that need to be fixed. Also, ask the building department what are the main items that need to be finished to get a Temporary Occupancy Certificate
  
  
• If you have scheduled a sub to begin on a certain day and you know you will not be ready on that day, call him and talk to him about it. He can probably adjust his schedule for when you are ready. If you let him show up anyway, he may not be able to finish, and may not be able to come back until after the holidays. Not to mention it will make him mad, and he might not come back in spite
  
  
• Keep the sub posted of your progress. Call once a week leading up to the start day, and twice the week before the start day
  
  
• Make sure you have all the materials and supplies there for the sub. Many subs who do their job at the finish only take one day to be finished, if you are missing something they need they might have to come back another day.

Winter is here. Much sooner than any of us wanted. As you finish up your project or begin your project make sure you follow a few steps to make sure you don’t have any additional delays.

Schedule gas lateral to be run by the gas company and schedule gas meter to be set.

Have your electric lateral installed and your permanent power inspection A.S.A.P. If you can get your lateral run soon and you need your furnace on, you can run extension cords from the temp. power to the furnace for electricity.

Have heating man get furnace ready to turn with thermostat installed.

Make sure any concrete flat work is cover with concrete blankets for 3 days from when it is poured.

If weather is below freezing, brick and stucco need to be kept above freezing.

If for some reason you can’t get your furnace turned on (gas, power, etc..) You can rent propane heater with blowers to keep the house warm.

Once heat is on, make sure the doors cannot blow open because the house can still freeze.

If you were to list the subcontractors that you had real problems with, hopefully your list isn’t very long. All the rest either gave you great service or just 'OK' service.

In many of the "After the Project Evaluations", I get back, they have said either "the contracts saved me and I’m glad I used them" or "I wished I would have used the contracts more".

I understand that after the initial excitement of starting your project wears off, it is easy to forget about signing contracts or to think "it is too much hassle". Most of the time you never end up needing to use the contracts. You actually only need them when a problem arises. The problem is we can never predict what is going to happen in the future.

Many times subs are so nice and friendly when they are bidding your project and half way through their work their attitude changes because they just want to get finished and don’t want to be bothered. Or they don’t show up to work like they said they would. It is very important to sign contracts with subcontractors because it is better to be safe than sorry.

Always call your consultant if you need help in filling out the contract or specifications.
